Day 1: The Land Development Process A through Z
  1. Find out what the 1st thing you should do when considering a piece of land for development.
  2. What permits are expected to be required for a given project and the tools you will need to determine this for yourself.
  3. What is the typical permit process for a commercial or residential development.
  4. You will find yourself immersed in the ins and outs of the land development process.
Day 2:  What are the specific regulatory codes and laws that govern
  1. Learn what the expert does with the applicable code and regulations.
  2. Find out where to find the codes that end up imposing the most site restrictive requirements to your site.
  3. Teach you how to go to any city or county in the united states and be able to quickly and easily get all of the codes and regulations that you will need to design your site.
  4. Learn the professional's techniques to putting together cost estimates for a project and determine if the project pencils (is financially viable).

Day 3:  The How-to's of designing a site plan for a commercial or residential development.  Then we will work together to put your own site plan together.

  1. Learn how the experts layout a site for a typical commercial or residential site.
  2. Learn  how to cut costs through the land development design and specifications for your site.  What is the most cost effective stormwater treatment and storage faculties out there.
  3. This will include locating sewer and water mains and sizing and locating stormwater facilities.
  4. You will be taught how to put together the intricate details that go into designing construction drawings in an easy to understand step by step method that everyone can understand.
  5. We will work together with your potential project and use the information learned in the previous two days of training to put together a preliminary site plan submittal package utilizing the actual land use codes for your site.

Each day will teach you valuable money saving concepts, ideas and techniques that will literally save you $1,000's and $1,000's of dollars.  For instance, your ability to design and put together a site plan yourself will put together the submittal package yourself rather then rely on someone else.  Preliminary (presubmission conference or feasibility review) submittal packages can range anywhere from $2-$10,000 depending upon your project.
